Storage facilities are zoned commercial or industrial in every jurisdiction across North America. That’s not a technicality. Zoning law is what determines how a building can legally be used, and a storage facility sits in a commercial or industrial zone that explicitly excludes residential occupancy. Using one as a home violates local zoning ordinances, building codes, and health regulations regardless of how temporary the arrangement is or how quietly it’s done.<\/span><\/p>

Beyond zoning, every storage rental agreement prohibits habitation as a condition of tenancy. The space is contracted for storing personal property \u2014 using it as a home is an immediate breach of that contract, giving the facility legal grounds to remove you.<\/span><\/p>

Some states are explicit about it. <\/span>California’s Health and Safety Code (\u00a717920.3)<\/span><\/a> makes it illegal to inhabit any structure lacking plumbing or ventilation. Texas fire codes expressly prohibit heating or human habitation inside commercial storage facilities. In winter, the same lack of insulation works in reverse \u2014 units get dangerously cold with no way to heat them safely. Even climate-controlled units, which maintain temperatures roughly between 55\u00b0F and 80\u00b0F, do not meet the heating and cooling standards required for residential habitability.<\/span><\/p>

No Ventilation or Fresh Air: <\/b><\/span>Storage units are sealed spaces with no windows and minimal airflow. Air quality deteriorates quickly in an occupied enclosed space. If any heating device, candle, or cooking appliance is used inside, carbon monoxide can build up to fatal levels before the occupant is even aware something is wrong. This is not a remote risk \u2014 it is one of the most common causes of death in enclosed spaces.<\/span><\/p>

No Natural Light: <\/b><\/span>Roll-up doors and solid walls block all sunlight. People don’t search “can you live in a storage unit” because they’re curious about zoning law. They search it because they’re out of options, or close to it. And when you look at what’s happened to housing in the United States over the past five years, it’s not hard to understand why.<\/span><\/p>

In the US, renters today need to earn over $80,000 a year to comfortably afford a typical rental. Five years ago that number was $60,000, according to Zillow’s May 2025 analysis. In eight major metro areas the threshold has crossed six figures. Over that same period, apartment rents have risen nearly 29% and single-family rental costs have surged over 42% \u2014 while wages have grown just 22.5%. That gap is where the desperation lives.<\/span><\/p>

The cost-burden picture is severe in the biggest markets. Miami renters are spending 37.1% of their income on rent. Los Angeles, 37.0%. New York, 36.7%. The threshold at which housing is officially considered a financial burden is 30% of gross income \u2014 all three of those cities exceed it for the typical renter household, according to <\/span>Realtor.com<\/span><\/a> affordability data. And these are averages. They smooth over the reality for lower-income renters, for whom the math is categorically worse.<\/span><\/p>

Homeownership offers no relief. As of early 2025, buying a home was unaffordable in 17 US states \u2014 compared to just one state five years ago, according to HUD’s Homebuyer Affordability Index. The Harvard Joint Center for Housing Studies reported that homebuying in 2025 fell to its lowest level since the mid-1990s. The National Low Income Housing Coalition’s 2025 Gap Report puts the shortage of rental homes affordable to the lowest-income renters at 7.2 million units. There are only 35 affordable and available homes for every 100 extremely low-income renter households that need them.<\/span><\/p>

In Canada it’s the same story told with different numbers. Shelter costs have risen 27.4% since March 2020, outpacing general inflation by more than eight percentage points, according to Statistics Canada data analyzed by the Fraser Institute. Vancouver renters spend nearly 36% of their income on rent. Toronto is over 30%. The Royal Bank of Canada forecasts that more than half of the 1.9 million new Canadian households expected to form by 2030 won’t be able to afford homeownership. The CMHC estimates Canada would need to build 3.5 million more homes than currently planned just to return to 2004 affordability levels.<\/span><\/p>
